Beginning at a stake on the North branch of said Copen Run, and in forks of road near the mouth of Bull Run Fork of Copen Run, thence in and with Bull Run Road, S 32 1/2 W 58 poles to a stake in said road, and in J.W. Howell line; thence leaving the road and with said Howell’s line, S 61 E 56 poles to two beeches on Traugh’s line; thence with Traugh’s line, N 1 E 21 poles to a dogwood; E 16 poles to a beech; thence N 25 E 14 poles to a stakes in said line; thence leaving said line, N 65 W 4 poles to a stake; N 25 E 20 poles to a stake in the road; thence down the road, and in the same, N 52 1/2 W 12 poles; N 25 W 13 poles; N 65 W 20 poles to the forks of the road leading to Bull Run; S 88 W about 8 poles to the beginning, containing 20 acres, more or less.

Cottrill (307/837); thence leaving said right of way and through Cottrill for three (3) new lines, S 38° 47’ 16″ W 127.89 feet to a 1/2- inch iron rebar set; thence S 78° 19′ 18″ W 49.18 feet to a 1/2- inch iron rebar set; thence S 78° 04′ 34″ W 185.78 feet to a 17 inch sassafras, corner to Nellie Pulliam (life, 481/554); thence leaving Cottrill and with Pulliam, S 26° 18′ 40″ W 58.21 feet to a point in the line of M.E. Church (25/99); thence Pulliam and with M.E. Church for two (2) lines, N 45° 13’ 19″ E 6.14 feet to a point; thence N 71° 46′ 41″ W 46.20 feet to a point; thence N 44° 46’ 41″ W 73.82 feet to a point in the center of West Virginia Secondary Route 2/2, a 30 foot right of way; thence leaving Pulliam and with said right of way, N 41° 36’ 49″ E 199.56 feet to the point of beginning, and containing 1.70 acres, more or less.
There is further Reserved and excepted from this conveyance that certain tract or parcel of land containing 0.32 acres, more or less, as was conveyed to Michael E. Knight, by Clyde E. Cottrill and Veda M. Contrill, his wife, by deed dated the 23rd day of July 1974, of record in the aforesaid Clerk’s Office in Deed Book 343, at Page 429, and bounded and described as follows:
Beginning at a point in the center of Copen Run Road, an original corner of the Clyde L. Cottrill 20 acre tract, thence with part of a line of said tract, N 36° 22′ E at 145 crossing a point on the West bank of the North Branch of Copen Run, set a 1 1/2 inch x 48 inch iron pipe, in all 170 feet to the center of said Run; thence with the North Branch of Copen Run, thence S 5° 45’ E 242 feet to a point in the center of the North Branch of Copen Run, from which 1 1/2 inch x 36 inch iron pipe, set on the East bank of said run, bears N 39° 30′ E 5 feet; thence leaving Copen Run and running with Copen Run Road; N 50° 30′ W 162 feet to the beginning.
There is further granted and conveyed unto the party of the second part, his heirs, successors and assigns, a 20 foot road right of way across the above reserved tract of 1.70 acres, for the purpose of ingress, egress and regress to the property herein conveyed. The centerline of said 20 foot right of way being described as follows:
Beginning at a point in the center of West Virginia Secondary Route 2/2, a 30 foot right of way, and center of a 20 foot right of way, and in the line of Clyde L. Cottrill and Veda M. Cottrill, thence leaving said Route 2/2 and through Cottrill with center of said 20 foot right of way for six (6) lines, S 27° 02′ 15″ W 26.66 feet to a point; thence S 46° 45’ 43” E 91.91 feet to a point; thence S 48° 31’ 45” E 56.20 feet to a point; thence S 70° 04’ 33” E 83.51 feet to a point; thence S 70°25′ 37″ E 63.62 feet to a point; thence S 66° 38′ 15″ E 30.97 feet to a point in the line of Cottrill, said point bears N 78° 19’ 18” E 13.14 feet from a 1/2″ iron rebar set, and S 78° 19′ 18″ W 36.04 feet from a 1/2″ iron rebar set.
