McClain and corner to West and Drake Heirs on ridge; thence, S 31-52’ W 235.47 feet down ridge with McClain to a 5/8 inch rebar found, from which a 22 inch C.O. bears N 59-08’ W 7.7 feet; thence, S 14-22’ W 311.77 feet with McClain and ridge to a 5/8 inch rebar found, corner to McClain, from which a 14” Hickory bears N 53-21’ E 9.1 feet; thence S 16-52’ W 173.21 feet, crossing Secondary Route 62 to the place of beginning, containing 7.26 acres, more or less.
This deed is made and subject to any and all easements and rights of way affecting said property. All of the oil, gas and other minerals within and underlying said tract of land are excepted and reserved, but first parties convey unto second parties any and all rights to free gas under any present or future lease upon said land.
